Before You Sign the Lease: The Five Unsexy Utilities That Blow Up Salon Buildout Budgets

Walking a prospective commercial space with a broker is a masterclass in distraction. He will point out the exposed brick, the high ceilings, and the floor-to-ceiling storefront windows that let in all that lovely afternoon sun. He will smile, wave his hands at the open floor, and tell you the unit is "turnkey retail" or "practically salon ready."

If you are opening your first location, you are probably standing there mentally placing five custom styling chairs, an imported Italian reception desk, and a potted plant by the front door.

I look straight at the concrete floor and wonder how many thousands of dollars it will take to trench four shampoo bowl drains forty feet back to the main sewer stack.

A commercial space is a lot like dating someone because of their cheekbones before finding out they have thirty thousand dollars in undisclosed debt. Pretty finishes mean nothing. A standard retail box is built to sell shoes or sweaters: it needs two wall outlets for a cash register, a dozen track lights, and a residential toilet in the back. A hair salon is not a retail shop. It is a light-industrial manufacturing plant wrapped in wallpaper and mirror glass.

You are running chemical processing, boiling water, pulling industrial electric loads, venting chemical fumes, and washing fifty pounds of towels a day. When an owner tells me their buildout went thirty thousand dollars over budget and pushed opening day back three months, it is never because the wallpaper cost too much. It is because they signed the lease before looking at the unsexy guts of the building.

Here are the five utility traps that blow up salon budgets, what they actually cost to fix, and how to handle them before you sign your life away.

1. The Slab and Plumbing (The Trenching Trap)

Water is life in a salon, but moving it across an empty room is where buildout funds quietly evaporate.

In a standard retail space, the main water supply line and the sewer drain are almost always tucked into the back corner where the single employee restroom sits. If you want your shampoo backwash stations against a side wall or floating in the center of the room, those pipes have to travel across the floor.

If the building has an accessible basement or a crawlspace underneath your unit, running copper supply lines and PVC drain lines is relatively straightforward. But if you are on a concrete slab—especially a modern post-tension slab—the real expense begins.

First, a structural scanning company has to come out with ground-penetrating radar to map the high-tension steel cables inside the slab so a concrete saw does not sever one and damage the building. Next, the plumbing crew cuts deep trenches through the floor, jackhammers the concrete out, lays the two-inch drain pipes with a mandatory quarter-inch-per-foot downward slope toward the main stack, and pours fresh concrete back over the trench.

Before you have hung a single shampoo bowl or bought a single bottle of shampoo, you have spent thousands of dollars just opening and closing the floor.

I learned this the expensive way on my second location. I assumed moving a drain fifteen feet was a quick five-hundred-dollar plumbing favor. The contractor handed me an invoice that made my teeth ache.

If you are looking at a slab space, find out where the main drain line runs before you fall in love with a floor plan. If running drains to your ideal shampoo area requires sixty feet of concrete trenching, either budget for that rough-in immediately or redraw the layout so your wet stations share a wet wall with the existing plumbing.

2. Electrical Capacity (The 200-Amp Myth)

Next, walk into the utility closet and open the gray metal breaker box.

Most standard retail storefronts come with a 100-amp or 125-amp single-phase electrical panel. For a boutique selling clothing, 100 amps is plenty. For a six-chair salon on a busy Saturday, 100 amps is a guarantee that your main breaker will trip before lunch.

Do the arithmetic. A professional blow dryer pulls around 1,875 watts on high heat. That is roughly 15 amps on a standard 120-volt circuit. If four stylists are doing round-brush blowouts at the same time, that is 60 amps right there. Now add two hooded processing dryers running in the corner, a commercial towel warmer, a washing machine churning through bleach towels, a dedicated tankless electric water heater supplying four bowls, the salon lighting, the reception computers, and a four-ton rooftop air conditioning unit fighting an August heatwave.

The math does not work. You need a dedicated 20-amp circuit for each styling station—two chairs should never share one circuit—and most four-to-six-chair salons require a minimum 200-amp, and often 400-amp, electrical service.

If the building does not have enough power coming in from the utility transformer outside, upgrading the service is not a matter of swapping a breaker. It requires utility company engineering reviews, new heavy-gauge conduit pulled from the street, and weeks of permitting delays. If you pay for that out of pocket after signing, you will burn through your working capital before you ever book an appointment.

3. Chemical Air Exchanges and Ventilation

Most commercial storefronts have a basic HVAC system designed to do one simple job: pull indoor air through a cheap filter, heat or cool it, and blow it right back into the room.

That works fine when the only thing in the air is office dust. In a working salon, you are mixing ammonium hydroxide, persulfates in bleach powder, acetone at nail stations, and heated smoothing treatments. Recirculating that air means marinating your staff and your clients in chemical fumes for ten hours a day.

Local building and health codes usually mandate specific rates of outdoor fresh-air exchange (measured in cubic feet per minute, or CFM) and dedicated exhaust systems for color dispensaries and nail desks.

A dedicated exhaust fan needs ductwork that vents directly to the outside of the building, either through an exterior wall or straight through the roof. If your unit sits on the ground floor of a four-story residential building, running a vertical exhaust duct to the roof can cost more than your initial product inventory order. Worse, if the landlord has an existing roof warranty that forbids new penetrations, you may not even be allowed to install the exhaust system you need to pass your city health inspection.

Ask to see the HVAC specifications and roof penetration rules before you submit a formal offer.

4. Color-Accurate Task Lighting (CRI vs. Warm Glow)

Every new salon owner falls for lighting that looks charming in an architectural photo: soft 2700K warm-amber pendant lamps, decorative brass sconces, and dim overheads that give the waiting room the vibe of a hotel bar.

Then you put a client in the chair, mix an ash toner, blow her dry under that warm glow, and she walks out into the bright noon sunlight on the sidewalk. Two minutes later, she is texting you from her car asking why her platinum blonde looks yellow.

Warm lighting hides yellow brassiness and distorts red undertones. Harsh cool office lighting washes skin tones out and makes everyone look exhausted.

What you actually need at every styling chair and shampoo bowl is balanced, high-CRI task lighting. Color Rendering Index (CRI) measures how accurately a light source reveals true color compared to natural sunlight. You want a rating of 90 CRI or higher, with a color temperature between 3500K and 4000K (neutral white daylight), positioned to illuminate the client's hair evenly from both sides without throwing heavy brow or nose shadows across her face.

Replacing ten cute decorative fixtures with a proper commercial track system, high-CRI LED fixtures, and flicker-free dimming drivers requires dedicated wiring and real money. Budget for accurate task lighting over your chairs before you spend a dime on an ornamental chandelier for the front desk.

5. The Dead-Zone Storage Math

When a leasing broker quotes you $35 per square foot per year on a 1,200-square-foot space, you might multiply that square footage by your styling chairs and calculate potential revenue.

Do not do that math.

At least 15 to 20 percent of your total floor plan will produce zero direct service revenue. You are paying full retail rent on what I call the dead zone: the backbar dispensary, chemical storage, laundry facilities, employee break space, and required accessibility clearances.

A workable color dispensary requires a deep stainless steel sink, chemical-resistant counters, shelving for hundreds of color tubes and developer bottles, an eyewash station, and closed storage for hazardous waste. You also need space for a stackable commercial washer and dryer, laundry bins for dozens of wet towels, clean linen shelving, and retail backstock.

If you do not wall off this square footage on your architectural plan before you sign, you will end up mixing bleach on a rolling cart in the client hallway and stacking laundry baskets next to the coat rack. It looks messy, slows your team down on every client turnover, and fails sanitation audits.

The Landlord Work Letter: How to Use the Audit Before Signing

Here is the single rule that separates profitable salon launches from expensive disasters: before you sign the lease, every missing utility is a bargaining point. After you sign the lease, every missing utility is an emergency coming straight out of your bank account.

When you find a commercial space you like, do not sign the lease based on the storefront windows. Hire a licensed commercial general contractor or a mechanical consultant to walk the property with you for two hours.

Have them inspect:

  • The electrical panel amperage, voltage, and main building service capacity
  • The concrete slab construction, post-tension markings, and distance to existing sewer lines
  • The HVAC tonnage, unit age, outdoor air intake capacity, and exhaust duct paths
  • The ceiling structure and electrical rough-in paths for task lighting
  • The main water supply line diameter and water heater space

If the space needs a 200-amp electrical upgrade, concrete saw-cutting for four shampoo bowls, and a dedicated rooftop exhaust duct, put those exact requirements into your lease negotiations.

You have three standard ways to handle this in your Landlord Work Letter:

  • Require the landlord to complete the heavy electrical and plumbing rough-ins at their expense before handing you the keys.
  • Negotiate a substantial Tenant Improvement (TI) cash allowance (often $30 to $50 per square foot) credited directly against your buildout invoices.
  • Secure three to six months of free rent during construction so you are not paying full commercial lease rates while contractors wait for city trade permits.

If a landlord refuses to contribute, will not allow roof penetrations, and demands that you take an underpowered shell with no plumbing access, walk away. There is always another space. An empty storefront that eats your entire operating reserve before you hang your first mirror is a mistake that takes years to fix.
